Class Description
The purpose of this class is to perform professional level duties in assisting in the coordination and completion of daily operations of assigned College division or function.
Compensation within the posted range is determined by a candidate's education level and/or years of experience in the field. Generally, employees are hired in the lower third of the scale.
Minimum Requirements
- High school diploma or equivalent.
- Five (5) years minimum of experience in the construction or maintenance trades required.
- Minimum of two (2) years of supervisory experience.
- Flexibility and ability to change shift when requested.
- Valid driver’s license with a clean driving record of less than five points on driving record.
- Ability to participate in Blood Bourne pathogens training within six months of employment.
- Hepatitis B vaccination or a signed waiver.
Background Check:
- Candidates may be required to successfully pass a background investigation, to include fingerprint and criminal history evaluation.
- Candidates may be required to successfully complete a pre-hire, post-offer physical examination.
This is an Essential Position and the employee must be available for building emergencies, and to perform regular duties or other assigned duties at times when the campus is closed to students and non-essential staff. Subject to 24-hours standby or call-in for building emergencies. May be required to work overtime or special hours as needed or required.

Class Specific Essential Duties
- Supervise and direct the operations of assigned College department or division.
- Direct the development and maintenance of all departmental records and reports.
- Develop and administer departmental policies and procedures.
- Train and evaluate assigned staff, as required.
- Develop budget projections for department or division, as required.
- Oversee, monitor and/or control appropriations and expenditures, as required.

Position Specific Essential Duties
- Directs, coordinates, organizes, schedules, and participates in all of the day-to-day activities associated with the routine maintenance and repairs of campus facilities.
- Collaborates with Maintenance & Utilities Manager in the daily supervision of Building & Maintenance Technicians and Utility Engineers. Oversees the motivation, efficiency, accountability, coaching and disciplining staff.
- Implements and administers an effective and aggressive quality control program via facilities inspections; implements corrective actions as necessary based upon issues/deficiencies observed.
- Monitors the quality of maintenance and repair work and directs/evaluates the performance of staff through periodic inspections and direct daily supervision. Ensures completion of repair jobs in accordance with standards and assists staff with completion and/or to facilitate their training.
- Maintains a work request system of receiving requests, assignment of jobs, scheduling of staff, follow-up/inspects for quality/documents work and ultimately closing out requests via CMMS.
- Assists Maintenance & Utilities Manager in the implementation and administration of a preventative maintenance program; scheduling periodic and routine maintenance; and planning and coordinating of minor space renovations.
- Implements, directs and coordinates a comprehensive training program; set training standards; conduct training exercises in acceptable methods of building trades and the safety and correct utilization of maintenance equipment and supplies.
- Administers an inventory control system, including the requisitioning of new maintenance supplies and equipment; ensures proper issuing and timely distribution of supplies, materials, tools and equipment.
- Prepares cost estimates on requested or planned projects involving area of responsibility.
- Evaluates and makes recommendations for equipment upgrades, changes in maintenance methods, and work performance standards to ensure a more effective and efficient program.
- Inspects shop/storage areas for adherence to safety, sanitary and security regulations. Enforce compliance to all established regulations and implement corrective measures as required.
- Coordinates the work of outside contractors to ensure performance consistent with college standards and the minimum disruption to normal college activities.
- Assists in the coordination and implementation of college and non-college events/activities.
- Participates in snow removal or duties as assigned in response to college emergencies, as necessary and/or directed.
- Effectively performs in a service environment and follows all county, state, college, and departmental policies and procedures.
